The subject property is a 43,455-square-foot facility sitting on 6.40 acres located near the interchange of Interstate 20 and State Highway 31 on Marvin A. Smith Road in Kilgore, Texas. The facility was built in 2015 and features a stone façade and steel construction, along with seven drive-in doors, two 15-ton double girder cranes, and five 2-ton jib cranes. There are over seven years remaining on a Triple-Net (NNN) lease with two-percent annual increases. The lease includes one, five-year option to renew.

PLEASANTON
The subject property is a 21,443-square-foot facility sitting on 4.00 acres located off South U.S. Highway 281 on Humble Camp Road in Pleasanton, Texas. The facility was constructed in 2016 and features steel construction, along with five drive-in doors, one 15-ton double girder crane, and three 2-ton jib cranes. There are over seven years remaining on a Triple-Net (NNN) lease with two-percent annual increases. The lease includes one, five-year option to renew.
